When you negotiate a long term rate stay directly from the property, ensure that the entire stay is eligible for night credit and points. About 10 years ago, I stayed 7 weeks at a Westin in North America, and negotiated a good rate. After the end of my stay, I was told by their management because I had a long term rate stay, I would not be receiving points nor night credits. In the end it all worked out fine, but it took a few emails and phone calls back and forth.
