An airline employee stayed and helped me purchase the ticket. And she said prior to covid the train was accepted for the 144 TWOV, but now Guangzhou only want you to exit using a plane ticket. There was a few cases before me with similar itinerary. I called the Guangzhou General station of border control to inquire before I proceeded to purchase and was confirmed at that time, my routing is valid.
There is a difference.

Exit Immigration is processed at Kowloon when taking train to Hong Kong West Kowloon station.
West Kowloon is not listed in the list of valid exit ports for TWOV.
