Wrapped up a stay here using an expiring TSU (which I used to upgrade to a Regency Suite).

PROS:
- Very convenient location. Near 495/Metro/IAD/Tyson's Mall (obviously).
- EXCELLENT water pressure and temperature. The best of any hotel I've stayed at.
- Excellent lounge breakfast (real scrambled eggs, make sure you try their tomato green onion stratas)
- The Regency Suite Kings are huge with tall ceilings. Very large living room as well.
- Comfortable bedding
- Friendly associates
- Self-park sectioned off lot within Tyson's parking structure (look for Garage E, 4th floor, Hyatt Regency parking signs) that is free on award stays, otherwise $10. (VALET PARKING is suspended). I think but am not certain that Tyson's parking lot is generally free. However the designated Hyatt parking is closest to a walkway to the hotel lobby. PRO-TIP: if you have free parking on an award stay, hang onto your hotel key after checking out and swipe the key to exit the overnight self-park area. There will be a key drop/white box on your way out.

CONS:
- Evening lounge fare is lacking (only coldcuts, hummus, no hot items)
- Sofa in Regency Suite King is sorely in need of replacement
- Some room lights not working, suite living room TV had spotty audio
- Interior colors are a little drab

I would not hesitate to return if in the area. Hope they can improve their evening lounge selections.
