There is a big difference why people really like (me included) the Courtyard in Ginza versus the Courtyard Tokyo Station -- The Ginza location used to be a Tobu hotel -- while Marriott commissioned the other one to be built brand new. In fact if I go to a meeting there I still tell the taxi driver to take me to "Hotel Tobu Ginza". The top level hotel rooms are really, really nice -- and very large -- and the regular rooms are "Tokyo" small but always Japanese clean and efficient. The Tokyo station property is as you point out lifeless -- like many business hotels in Tokyo....
