Sorry should’ve clarified, already applied a TSU to a base room as my backup. So $450 net, but still a pretty decent rate. The Andaz is just very discounted for some reason.

Sure. Always need more consultants though rates are only very strong in Japan for some reason, EU and most of US is the standard 15% Hyatt chainwide rate sadly.
