The location over there isn't great in my opinion and you already have the Andaz, Hyatt Centric and the new Grayson hotel in the area which looks more interesting than the Chatwal to be honest. If I were going to spend 40k points per night I'd do it at the Park Hyatt instead.
I'm sure they're basing the pricing entirely on the proximity to Times Square (in all fairness there are lots of hotels marketed as TSQ but in reality are very far away), but IMO the location is awful. I'd much rather be 10 blocks further north or 5 blocks further south.

The hotel itself is tiny. The top of the building probably doesn't reach the lobby of the PHNY.
