It seemed like the square footage difference must have just come from counting the terrace and swimming pool as part of the square footage, since the swim out rooms were otherwise 1-for-1 directly below standard rooms and the interior looked the same as pictures of the standard rooms. I assume the Ocean Front rooms are also essentially the same indoor footprint.
