SpringHill Suites New York LaGuardia Airport (LGA) [Closed until Jan 2025]

I booked a points stay for 2 rooms at this property late last month, flying up from FL.
Received an email from Marriott the night before the stay stating that the hotel is "closed" and they could not rebook me anywhere near that location. My reservation was cancelled.
In a panic, had to rebook in a Courtyard in Manhattan, as it was the closest available.

The initial res was 120K pts per room... total 240K
The new res was almost double that...236K pts per room... 472K total

I opened a case with Marriott asking for a refund of the difference, 232K pts., due to the short notice cancellation.
That was 3 weeks ago.... called in again today to check on status and the "elite supervisor" said the hotel would need to make the decision and he is only authorized to reimburse 40K pts.
How exactly is the hotel going to make the decision if they are "closed"? In all my years booking hotels, I've never received an email the day before a res stating the property is closed. Closed for what? And is it permanent? No one seems to know.

Seems to me someone at Marriott corporate should be able to resolve this....not the property itself.
Being as it is closed, I don't expect to hear back from them.

No one at Marriott seems to be able to tell me why it is closed, or for what reason.

Any ideas how to proceed?
