Aug 16, 2022 - went to Blaine for interview
Aug 29, 2022 - received Nexus card in the mail - addressed from "1300 Pennsylvania Ave NW 2.4D Suite 2.5A, DC 20229"

Oh and my renewal card expires in 2025, not 2027 ugh

Really confused by these addresses LOL kinda thought the from address would be Blaine since i did my interview there
The extension referenced in CBP and FT is to tie you over so you don’t lose TTP privileges while a renewal application is pending during the closure of enrollment centers during COVID and subsequent backlog. It does not extend expiration beyond the 5 additional years you paid for.

Since Nexus expires 5 years on one's birthday, I wonder if the renewal expires 5 years later or if it's up to 6 years since it seems to take about 12-13 months to renew. Example: Birthday is March 1. Nexus expires March 1, 2023 (but automatic extension pushes effective expiration to March 1, 2024 if a renewal is in progress). Apply for renewal now (September 1, 2022) and get approved September 1, 2023. New expiration would be March 1, 2029 (5 year plus time to next birthday)?

Another idea is if it is possible for US residents to pay CAD50? I thought that all credit cards are processed as Canadian but I found this to not be true, even if using a Canadian issued credit card.
Initial expiration date is set for next birthday when final approve plus 5 years. Expiration date for renewals is current expiration plus 5 years whether you apply 364 days or 1 day prior to expiration (2028 in your example regardless of when it completes processing). You paid for 5 years you get 5 years. The 24 month grace is to tie you over while the renewal is being processed. It does not extend actual expiration date beyond what you paid.

CBP handles payments and is going to charge USD especially with a US card.
