Believe there is plenty of business in the area to sustain both properties
the area is affluent as well has many major offices for corporations.
I know typically I wouldn’t want to spend more than a night at an airport
unless an exceptional property of great experience/ value

I agree that there is room for both given the economic strength of the area. $250k per key* seems pretty reasonable given that the median home listing price in Irvine was $1.5m in July 2022 per Realtor.com.

Fair points; I don’t disagree as to the quality of the existing HR. I think there is demand for two Hyatt’s close by; I just have never seen a scenario in which the same flag of a chain is so close by. I can think of say Denver that has a HR and GH close but not two of the same flag. Would be curious to stay at Irvine when it’s renovated and compare the two.
