The Primary reason for the closing south of National Airport is to realign the existing mainline tracks and connect them to the tracks that pass through the new Potomac Yard station. As part of this project a double crossover is being installed north of the new station just south of where the existing alignment connect to the new alignment. Ground work for the northwest corner of the new double crossover is partly under the existing inbound mainline track C1.
I live near where this new station is being built.
it does not take 6+ weeks to fix track. It takes thst todo the station creation work.

as of now the area near the station is..potomac yards shopping center, giant foods and apartments/ condos/ homes.
they have built some buildings fir Virginia teach.
they will be building more high rise buildings. There might be some hotels built in this area given proximity to the airport.
potomac yards shopping center is going to go away and be replaced by office buildings and residential. Some of the current retailers might stay around the area and take up the first two floors in these new buildings.
when Covid started it shut down a large Regal cinemas and accelerated its planned closing date and it’s tear down. They have gotten all the building and it’s lot and surrounding lands for building development.
i live close to Braddock station. Here it’s all residential. There are a couple hotels in this area about 5 blovpcks from the station. Post Covid a crown plaza was converted to condos.
some of the structures will be parking garages.
some of the hotels on the south end of crystal city near Harris teeter and lid,will be closer to that metro station than crystal city metro station.
as part of the airport project they are supposed to be building a long pedestrian bridge from the part of crystal city to the airport and metro station.
