How brutal is the heat here in the summer, i.e. early July? What should be our expectations for occupancy levels at that time?

hi

July in phoenix will be HOT! ie over 100 probably 110
even early in the morning it will get to 80 quickly.
also the radiant heat from the concrete will be high.

The poolside concrete between the pool.and your sun bed will be hot so water shoes may be useful and the metal sides of the pool ladders get hot.

Probably busy around 4th July weekend but occupancy was lower in the summer pre covid ( luxury hotels may be busier)
