I've only ever looked at a commercial lease for an airport restaurant but I imagine amex would just be paying rent and not providing the landlord with any cut of its business. Of course not everything has to be a standard agreement and specialized terms may exist, but I would want a pretty considerable concession (rent reduction) before agreeing to something like that as a tenant.
