Definstely makes sense about the location. But even with prime location, I imagine these hotels would still have to be pretty luxurious to compete with the many other London properties in the same area charging similar rates.
I can only comment on the Park Lane property which in my opinion is a significant step up above your typical Marriott and would probably be better positioned as Luxury Collection or potentially St Regis
