Hotel Republic might be a good choice. It’s more like Little Italy side but walking distance to Gaslamp. Little Italy has lots of restaurants, so you can enjoy breakfast/dinner there. COASTER and Trolley stations are a few blocks away, so you can go to many places without a car.

I just finished staying at Residence Inn San Diego Downtown. The location was pretty good, just like Hotel Republic. If you like/need to cook, it has a full kitchen, and you get free breakfast without status. No Destination/Resort fees.
