I just checked room rates for Shanghai and HOB rates went from 1100-1200 RMB, similar to GH and Andaz, to over 1600 RMB in March, 2022, although still at category 3 for now.

I've never considered HOB because I didn't think the location is convenient to business in Pudong. I've been staying at GH and JW Marriott Tomorrow Square for the past couple of years.
