Clearly the ocean front suites are the most sought after. The Lahaina tower is near Lu'Au. But it is close to Regency Club. This is the trade-off. I do not think it matters a lot to most people. But it is a long walk from Napili tower to Regency Club.
Say what you want about the number of suite categories, but the hotel very clearly defines three, as I set out in my earlier post. Ocean View and Ocean Front Suites are virtually identical in size and layout; the former are in the Lahaina Tower whereas the latter are in the Napili Tower. I guess the hotel uses two different categories here to differentiate the locations.

The Deluxe Ocean Suites are a different layout altogether (basically the mirror image of the entire Ocean View Suite space is used as the living and dining room, and a separate room is used for the bedroom), and they are located on the lagoon side of the Lahaina Tower. Hopefully the below clarifies the two categories of suite in the Lahaina Tower.
