Just an update on the HR Maui suites. I've stayed at both Lahaina and Napili towers. Same corner ocean front suites. They are identical. Some of the corner suites have door for another connection room. So they can be either 500+ sf or 800+ sf with connection room. The side suites may have the same configuration with connection room. So I do not think there is such thing of the "third" type of suite.

Clearly the ocean front suites are the most sought after. The Lahaina tower is near Lu'Au. But it is close to Regency Club. This is the trade-off. I do not think it matters a lot to most people. But it is a long walk from Napili tower to Regency Club.
