Which isn't to say you shouldn't compare with the alternative, but it would have to be a VERY compelling alternative...
If you think of it in sheer dollars and cents, if say that Hyatt Place was normally $150/ night and you were able to negotiate it to $100/ night (1/3 off), over 120 nights that dollar amount would be $6000 saved over the course of the entire stay. Now I know Hyatt points are valuable but you aren't going to get $6000 worth of Hyatt points even with the most generous bonus.

Regardless I think the OP just needs to reach out to the hotel and see what they're willing to do. Best case scenario would be earning Hyatt points and stay credit while also getting a discount.
