Effectively adjacent to a flagship US National Park + most surrounding land is public and undeveloped leads to high prices like that. See also- Springdale/Zion NP and Jackson Hole, WY. The Jackson Hole Hampton Inn is infamous for being a really mediocre $400+ a night option during peak season.
