Exactly this. There is 0 value. I also wonder how it handles potential upgrades as well.
While Hilton does have the room map selection and the option for a digital key, in practice I've found the digital key is annoying to use and always request a physical key card. Of course, that means stopping at the front desk (and queuing if necessary) and I've found in many cases, the only part of the check in process that is sped up is the fact that they have already prepared the keys. They still want to check ID, sometimes make me initial paperwork (yes, even here in the US), etc.
I've used Hilton and Hyatt's digital keys. Hilton's was a royal pain. Hyatt worked flawlessly. I'd use it every time if it was an option.

This would be great as long as it truly tells you, and doesn't wait until check in time regardless of readiness. Also, say I am assigned room 123 and show up early and it isn't ready, but room 456 is. The hotel would likely just put me in 456 and never mention it. With the app, it probably locks you into a certain room. It could wait until after check in time to notify you and assign the room, but then again the room should absolutely be ready by check in time regardless, so not sure there is a value here.
