It sounds like Category 8 or nothing. I don't see spending 40,000 points unless it is one of the best hotels in the world. And their prices are in the $800/night realm which is out of my range.
Are there any lower category properties worth considering? Maybe best to look outside of Hyatt (except maybe the Grand Hyatt in Athens).
Greece and in general locations in high tourist areas in Greece are going to be some of the highest category hotels for Hyatt as well as their competitors. Are there a couple of options out there between all the companies??? Sure but you need to be a little more specific on what you are looking for and if you are looking at options in ALL of Greece and which other programs you would consider.
When we talk about Hyatt, you basically have two options if you want to do an award stay and want to not be in the top redemption categories....Athens and Thessaloniki ....Hyatt Athens and the Theoxenia Palace in Athens and Hyatt Hyatt Regency Thessaloniki and the Excelsior in Thessaloniki. In Athens I would pick neither especially if you have points with Marriott. In Thessaloniki the Hyatt Regency gets generally good reviews but I have read it's in need of an update and doesn't really provide that "vacation on the beach in Greece feeling." If you want to use points outside of Hyatt, Marriott is the way to go since they got a ton of Starwood options they picked up but most are at the highend of the redemption scale with them as well.
