I will be sad to see the Rittenhouse Square property go because I think it has a great location. It was definitely not managed well. And, I have no doubt the property will make tons more money as condos in an exploding real estate market.
The Embassy Suites Center City is not a bad property representing Hilton HHonors -- not sure what you mean by "absent."
I agree with your comments on the Sheraton Rittenhouse Square. The weird thing is, I believe it used to be apartments, and some floors of that building still are. So, converted from apartments to hotel then back to apartments? To be sold as condos, of course, but still....
