The other nice thing about Lake Washington is it's a bucolic location adjacent to a park with a really nice lakeside path. Dining options are limited, but Peyrassol in the building next door is very good and there's a good Thai restaurant (Ocha) in Renton about 10 minutes away.
I would also stick with the downtown location but if price or availability sways OP to Lake Washington, in addition to Peyrassol I did want to throw a mention for Boon Boona coffee in downtown Renton. Locally owned roasters that serve all African coffees. And for patio dining, Berliner Pub.
