As far as I know, there's no change in ownership of that property. Brand changes absent ownership changes are exceedingly rare. They tend to only happen when hotels fail to maintain brand standards and the chain kicks the hotel out. Given the hotel earned a Certificate of Excellence from Trip Advisor for 2019, I can't imagine they are losing their Hilton branding.
Complete Speculation: My niece's school district has told parents that next year's calendar might have to be drastically changed if "regular" in-person classes don't start as scheduled in August. If lots of school districts and/or colleges make changes, that might alter the demand for rooms during Spring Break here in Florida.
As a former Revenue Manager, I'd be advocating shutting down as much of the future inventory as possible (without breaking brand standards). I'm certain the revenue management software won't have a clue how to deal with the current reality. I'd bet there's little risk in doing that simply because very few people are thinking about Spring Break. As long as they open up bookings prior to the normal booking window (which is probably 4 to 6 months prior), they should be okay.
Very good point about the spring break time frame.... I had checked easter dates to make sure I don't conflict with the week before / after to avoid those weeks.
Thanks for the feedback. I do see that the new hotel Maren looks like they are taking reservations starting in late September this year - thought that was supposed to have opened a few months ago (but then again no telling what Covid-19 did to that plan!)
