Absolutely not. Qualifying OWE has become more and more difficult. Yet, the value of OWE has not been dramatically increased to re-balance the difficulty.
Pre-pandemic, I probably would have disagreed with you given the trend was to form JVs. However, I think the current crisis may have exposed the weakness of that model.
