Update
I took everyone's advice and waited a few months for the one way PPT-SMF flights.

Today, on my account, the PPT-SMF flight for 10/8/20 was offered at 45000 miles one way, while on my wife's account it was offered at 35000. Neither of us has status; my wife currently holds a UA credit card, but that's the only difference. We ended up using her miles for both of us at 35000 each by transferring in 20000 miles from Chase Ultimate Rewards (Sapphire).

As late as yesterday, PPT-SFO-IAH-SMF and PPT-SFO-ORD-SMF were both offered for fewer miles than PPT-SFO or PPT-SFO-SMF.

I was happy to get the flights we wanted at the award price that I thought was reasonable.
