There's an existing hotel in Santa Rosa, California, US joining IHG: the Hotel Santa Rosa. The website is light on details right now, including even which brand within the IHG portfolio it will flag. Pictures show a typical suburban motel built maybe 30 years ago.

I considered staying there for an upcoming trip but have hesitated as the reviews on third-party sites are... very negative. There are numerous recent references to renovation work. It's unclear when these efforts will finish or what the result will be.

Has anyone stayed at this hotel recently? Pre- or post-renovation? What's it like? Any additional info from the owners on IHG flagging? I'd ask over the phone but they don't answer....
