The Park Hyatt next door charges $350+ and that's a totally different league. That renovation project will be a MASSIVE undertaking as they need to take out the entire interior including flooring and tiles. Especially the bathrooms are is a desperate state at the moment.
Show me some prime location IHG hotels which are around the same age and comparable quality that are less than 40K. Because I can give a large list of older IC's which have much higher point requirements.
The Park Hyatt is "a totally different league"? It's actually older than the IC Parnas. The PH rooms' wooden floors and furniture are old, nicked and need to be replaced. Don't be fooled by the much higher price they charge. Higher price does not always mean newer and better
