Does anyone have any recommendations for Ryokan's that they have stayed at and would recommend in or around Kyoto?

Our requirements are
- Nice garden
- Serves a decent Kaiseki (doesn't have to be Michelin star), breakfast is a bonus, tea is a double bonus
- Traditional mat
- Soaking tub
- Doesn't cost 40,000 yen/night per person (looking for mid 20's to low 30's)

Basically, a Ryokan that punches above its weight and isn't over priced because it's in the Lonely Planet.
