Good location, but small rooms

Location This is my 2nd time staying at this property and therefore the main reason I am returning is the location which is smack in the center of Melbourne with easy access to the public transportation and walking distance to a number of attractions. Check In I arrived quite late at the property, so there was no wait and was off to my room within mins of approaching the front desk associate - this I guess helped too that I did the online check-in. As an elite member was provided with the drink vouchers and the normal DT cookies. Sadly, there was no upgrade of any sort (again) - not sure if this time it was due to the online check-in (but the last time without the online check-in, there was also no upgrade of any sort provided) Room The room was well not the main reason why I choose the property based on my last stay. I chose this room during my online check-in (basically no other type of rooms were available to select - except floor level and this time this was also restricted to the 5th floor out of the 10+ floor the hotel had).The room was windowless and very small. Even with a couple of cabin size luggage, the was already limited space in the room. To compensate for the windowless area, the property did try and still put in some curtains around a sort of wall paper like picture.The bed was comfortable and there was ample plugs including USB charging type ports. As usual with Australia hotels/motels, there was tea/coffee making facilities. (can't remember if I saw the bread toaster this time).The bathroom was ok in size, with a walk in shower and a deep sink. Water pressure and temperature was good and there was the usual toiletries.Internet speed was ok and stable. Breakfast The breakfast was similar to my last visit (>1 year ago), with mainly western type of spread with a small corner of Asian spread (just rice congee and another warm dish which I can't remember). You are given a sheet per person to order any cook to order eggs or pancakes or waffles. Service was good and friendly, although I felt that the quality of the food was slightly degraded compared to the last time - not sure if this was more to the quality of the food or the cooks. Service Service in general was friendly, both at the front desk and at the F&B outlet. Overall All in all, an OK hotel and the best is the location. For those with a car, the property itself does not have it's own parking facilities, but they have negotiated a rate with a nearby parking garage that charges 30AUD per entry or 24 hours. This is OK if you don't need to have in/out privileges, but if you had to go in/out a couple of times a day, this can be an expensive affaire. Not sure why the hotel did not negotiate a better condition for in/out privileges within 24 hours.I also felt that this property is not very generous with their Elite members with no upgrades provided or any additional benefits.
