Marriott night audit runs middle of the night/charges for that night's stay. Most times on a late checkout, the guest ends up paying for the night/is checked out the next morning because housekeeping is gone & the room can't be cleaned/sold that night. In order to check in the OP into the room w/ the late check out, the other room would have had to be checked out (ie, not paid for the night since it was before night audit) by the property (even if at time of arrival) before the OP could be checked in, or the system would treat it as a shared reservation, which causes more complications if the late check out was paid & the OP was award.
