Have had over 15 stays this year at RI, SH and FF- all are new-built, i.e. between 2 to 4 years old. I much prefer SH's setting than RI setting due to the full kitchen is of little use to me but it takes up A Lot of the space. SpringHill's living area is more sensibly design. The sink and counter is good size but not overwhelming like at RI as if you would cook 4 course dinner... It also has an adequate desk and chair for work if you have to.
Bedding is almost identical, toiletries identical except some locations have lotion but most only shampoo and conditioner. All pillows and beds are comfortable (probably because they are all quite new).
Breakfast is also identical with one SH property has the best options in offerings while another SH has the least options though still quite adequate. I would say the breakfasts in all these properties are actually better than the Hilton lax lounge when we stayed an overnight last year. Though the Hyatt Place in Salt Lake City and at Amsterdam Airport were better than the Marriott equivalent, but the Hyatt House at Marathon Key was worse. So a lot also depends on locations.
Also the newest design of SH (2 years old) is different from the generation before - i.e. instead of having a strange room divider (as those found in AC chain in Spain), the newest generation has a solid room divider between the living and the bedroom area.
Of all 3 brands, FF has the smallest room while RI has the biggest but a good chunk of the space is taken by the full kitchen that is not useful to many even with a long stay.
Very obvious they are competing with Hyatt Place / Hyatt House. Hyatt still has better breakfast but the recent downgrading in that area may shrink the difference quite a bit. Hilton Garden Inn's breakfast is still better but it is not free to everyone.
