Steamboat Springs Studio is 12K/night now (36K Marriott points) and will become a Cat 5 at 35,000 points. I've stayed there several times.
St Regis Residence Aspen is a Limited Participation Residence property so I expect it to be outside the normal redemption schedule.
Most/all of the others have points value listed. If you don't believe/are afraid to book at these rates, then don't book them. I suspect meny, many other members will be happy to.
