Kimpton Nine Zero Boston for a family vacation stay?

My wife, pre-teen daughter, and I will be staying in Boston for a few nights as part of our summer vacation this year. We are considering staying at the Kimpton Nine Zero hotel. We will be doing touristy things in Boston during our stay. The two queen bed room works well for us. I have never stayed at a Kimpton though they appear to be very nice properties whenever I have gone by one. Some questions:
  1. How are Kimptons in general for family stays? We like quiet and comfortable properties and mainly just sleep in the room. Pools are a plus; however, I know this property doesn't have one. Lack of pool is not a deal breaker.
  2. How is the location for touring Boston? On the map it looks good. The other property we're considering staying at is The Marriott Longwharf looks like it has an even better location. Still the location of the Kimpton Nine Zero still appears to be very good.
  3. Are there inexpensive restaurants nearby for a quick breakfast? At Marriott my status would get me free breakfast which and lounge access; however, that also isn't a deal breaker.

We won't have a car and I have IHG Platinum status. I don't expect much, if anything from my IHG status other than hopefully a good room assignment. Basically I am looking for a nice property to use some of my IHG points (which I find hard to do for family stays in cities) and conserve some of my Marriott points. IHG offers very few rooms with two queen beds for award stays in cities (at least that is what I have found so far). Even so, I am more concerned with having a nice vacation. So if The Marriott Longwharf is truly the better option, I'd rather spend the Marriott points and save the IHG points for another trip. Any feedback will be greatly appreciated.
