What makes this hotel so expensive? The public rates are very, very high.

I'm staying next door at the newly-renovated Westin Hapuna Beach, which is owned by the same Japanese hotel company as the Mauna Kea, Prince Hotels, in August. Rates here are much, much cheaper.
