When a hotel hits 90% occupancy, Marriott pays the hotel top dollar for point redemptions. Under 90% I believe the monies paid by corporate is lower than the BAR. I would venture a guess that hotels in the area you are searching might be under the belief that they will get nowhere near a 90% occupancy rate, thus
NOT triggering profitable point redemptions.
