Some offer a discounted fee and some just offer access that wouldn't be otherwise available to a non-member. These are mostly courses that have some legacy affiliation with ClubCorp through acquisitions but are not directly owned/operated by ClubCorp.

As for free rentals, it will always be listed through the benefits finder if the club offers them. Most courses directly owned/operated by ClubCorp offer the free rental clubs. It's also not always TM... I've received a mix of TM, Titileist, and Callaway the times I've used it.
