None of the rooms have a close up view of the runways. However, the Regency Club and odd numbered rooms facing north (I think rooms ending in -001 through -015) have a view of pretty much the entire airport including the two runways. Floors 6-9 would be best. If you pay for the club you'll most likely be on the 9th floor, but if a view of the airport is important you can still pay for club access but just say you want an airport view room on a high floor.

The Marriott rooms facing east have a close up view of the long runway. I've stayed there but I can't remember if aircraft noise was a problem.

I've stayed at the Hyatt for years and have been very happy there. Their evening offerings in the club are outstanding and can constitute a dinner. I would avoid even numbered rooms as those face the atrium.

I was debating the Marriott due to it being closer to the airport (assuming that would equate to a better view), but did settle on the Hyatt, due mostly to the club being on the top floor instead of the bottom, and the descriptions of the food there. The lady I spoke to said they only had one room on the 9th floor that actually had a bay view since the club took up a lot of the space, but that she would block it for me and if something happened, they would give me a bay view on the 8th floor with access to the club.

I guess being a little farther out, the view of the airplanes won't be quite as close, but it should still be fun to watch them land and to start their take off rolls. I used to go to the parking lot of the Marriott to watch airplanes (either that or a park that was right there, it has been a while) back in the late 90s when I was out there for business. I guess if I don't like the view from the Hyatt, a walk down the water front will be in order.

Anyway, if the service there lives up to how great the front desk person I spoke too on the phone was, it should definitely be a treat! Thank you for the info!
