Just to clarify, you're not actually canceling the reservation. You're attempted to modify it. It's pretty much industry standard that whenever you modify a reservation, you must meet the current rate and stay restrictions.

In this case, the hotel won't let you modify the reservation because they (probably) won't be able to sell that single night you're giving back. But, if you cancel the entire reservation, they probably will sell it.
