1) The one by Techno Park is very modern, built for conference type and business travellers. You will definitely need a car or uber/taxi to get around.

2) The "spa" is a "quaint" "boutique" property - quite old, and a bit run down in some areas. No sound proof at all according to many complaints. Much depending on your luck on which room you got, for the experiences you would have on your stay, as many rooms are fairly small.

Weekends in warmer months can also be tough to book.

My take is, for the comfort of the room, the Cat 1 by Techno Park would beat the "spa", despite it is out of town.
