Annual fee for the MP Club card was $395 for a long time and just went up to $450. So not sure where you get the $495 AF from. Having the card gets you a regular UC membership no different than if you bought it separately. So guests are based on membership, not having the Chase Club card. Guest have always been a part of the regular membership so not sure why the agent was making any kind of a distinction.
