My 10 minute comment was tongue and cheek as I limit my tour of Hoi An from Japanese Bridge and the few parallel (UNESCO heritage) streets from the river consisting of stained yellow French colonial houses parallel to the river where tailors, souvenirs and a few restaurants can be found (and where they instituted an entrance fee for foreigners to enter).

I'm not including the modern area all the way out to the beach where one day a Marriott might actually be completed along with the rest of the on-going construction projects.

I do agree tha staying in, or nearest to, the "ancient" part of the city is best so you can wonder around in the evening especially when the hang out the lanterns.

Everyone has different tastes, but I love Hoi An. It's smallish, but can't be "seen in 10 min", and is a pleasant place to stay for two days. I would think it would be a more interesting/pleasant place to be than Da Nang. I stayed at the IC and in Hoi An in our last trip to the area, and while the IC is a fantastic property, and worth a night to experience it, I definitely preferred being in the town. It's a World Heritage sight, a major destination for tailoring, and I'd hardly call it a backwater.
