In terms of Tsukiji, the big question is whether you want to get up at an ungodly hour to see the auction or you just want to see the market itself in action. You can probably tell by my description that I have not felt a strong need to see the auction.

The crowds in tsukiji have increased so much in the last few years.
Many many years ago when I was younger (and less wise) you could turn up for the auction at 4.45am and still get a vest. Your visit would be over by ~6am, you'd queue for Sushi Dai/Daiwa Sushi, and be done by ~9am, just in time to go walk around in the inner market.
Since then, I guess the popularity of the auction has increased a bit: A friend of mine just visited last week and all spots were taken up by 3.30am.
