You cannot take one data point, such as the $150/night rate, and make your financial analysis.
For example, for the five days beginning April 3 the five days of room rate plus tax equals $1,335. For five days beginning April 10 the total is $1,455.
Staying in off-season or a low-occupancy period is going to result in less value for your purchase. Staying in high-season will result in a better value.
