I suggest you look at the nights individually and book the Stay plus night seperately from the others.

Many thank to yous both for your opinions and assistance, much appreciated. The Sebel Noosa is an apartment block only
(Located in the heart of cosmopolitan Hastings Street, The Sebel Noosa is surrounded by world class restaurants, cafés and upmarket fashion boutiques just moments from Noosa's Main Beach and the beautiful Noosa River. Perfect for couples or families, the one and two bedroom apartments feature spacious living and dining areas, separate bedrooms, fully equipped kitchen, laundry and spa bath. Unwind on the private furnished balcony or bask on the beach and experience the best in luxury and lifestyle.)
with only 1 bedroom or 2 bedroom apartments . Both types come with the following versions
1 Bedroom Apartment 1 Queen Bed or
1 Bedroom Deluxe Apartment 1 Queen Bed

2 Bedroom Apartment 1 Queen Bed or
2 Bedroom Deluxe Apartment 1 Queen Bed

The room i am been quoted on is 1 Bedroom Apartment 1 Queen Bed (so bog standard) @$766 for the 3 nights

The 1 Bedroom deluxe apartment is quoted at $910 for the 3 nights so the room i am trying to book is indeed the cheapest (basic) category they have available at any period of time throughout the year so now i am really stumped as to why there is a surcharge for the CHEAPEST room available
Again thanks

I shall try your method of course Gilbertaue to see if that is possible ^

Had a quick look and 1st 2 nights come in at $239 & $263 (free breakfasts)which effectively is the same price quoted
but when i try to book single night using stay plus for 3rd night it costs$100 (surcharge) + 2 x $19 for breakfast = total of $138 against price of $263 which means i am actually only getting a discount of $125 from proper rate .What a load of bollox !! On this occasion it appears the offer of free night is a complete joke !
