Of all of your points, I don't think this one is related to the exit. I haven't received a receipt under the door since January 1, and it generally started to fizzle in the late 3rd and 4th quarters of 2015.

As was explained to me near the beginning of 2015, With an update to OnQ, if you have an email address in your profile you should automatically get a PDF of the folio emailed to you the night of checkout (i.e. at roughtly the same time the paper folios would have arrived). However more often than not for me that doesn't happen and I stop by the desk and they ask paper or plastic--er... paper or email for the folio.

(On one hand I miss the under the door folio because it always reminded me I really was checking out on that day, on the other I can just forward the fiolio email to our expense reporting system and I'm done with it in 2 clicks)

Yeah... I would say the writing would have had to been on the wall for at least a year that either the franchisee was not electing to renew (and undergo what sounds like a very costly PIP) or Hilton declined to renew. Probably Hilton saw this as an aging property (sounds like a first generation prototype when Hampton positioned more as a roadside Motel-ish brand) no longer instep with the brand direction and an unsatisfied demand for lodging in line with the current HIS/H2S brand direction so they found a franchises to new build this property and jettison the old one (heck, it could be the same franchisee/management company);
