I'm not sure if it's different for rooms, but when you spend points to buy something (upgrades, massages, ...) at a property, it's a fixed US$ value per point. I remember seeing the value when using points at the front desk to upgrade at some hotel in BKK, probably Plaza Athenee.
The front desk agent told us not to worry about the US$ value on the paper we signed, because "that's what Starwood pays the hotel".
True. 750 points for $10 hotel credit. Not a great point value, but if you have a lot of points and not much money it comes in handy. I usually wait until the day before I leave and use points to pay my bill. Every 75,000 points is $1,000 hotel credit.
