Bing maps says it's a 5 minute walk to the Skytrain station and 7 minutes to the subway. Sure, that's more than 3 minutes...but, I'd argue that the difference of 2 minutes is insignificant.
As of today Hotel's website claims "Conveniently located in Bangkok's trendy Sukhumvit Area, 3 minutes walking distance to Asoke BTS skytrain and Sukhumvit MRT subway stations"

This hotel is by no means within 3 minutes... Under Bangkok heat and confused traffic I would venture 10 minutes to the MRT.

Regarding the Asoke BTS I would venture something above 5" walking, more likely 10".

I also agree that there are in Bangkok much better 4* properties than this one, that claims to be 5*; OP photos depict a rather poorly maintained property and the misleading location does not bode well.
