It was an ok room, definitely in need of updating but fully functional. I don't know if I'd say run-down, but not new.
Finding outlets to charge devices was a bit of a pain.
Bed didn't feel that great but that might just be me.
The staff was exceptionally friendly and easy to interact with.
The lounge is very good as well. Some of the dining options on property are good too, but I prefer to get out.
If the lounge isn't that important to you, the Hilton Garden Inn is only ~2 blocks away and is much newer and a bit cheaper.

Thanks very much for the update

We have booked the long hauls to go to SE Asia but we are still undecided if to go to Vietnam or somewhere else.
If we go to Vietnam, 99% we will stay at the Hilton Hanoi Opera. The EL is not that important but the pool is.
